Camplands - A Lot For You
Holiday Camplands is a 600-acre private camping community nestled next
to Pymatuning Lake. The Pymatuning area is well known for its beautiful
state park system, Walleye and Crappie fishing, hunting, sailing and other
natural recreation. Lake Erie and Conneaut Lake are also within a half
hour drive.Holiday Camplands has offered a truly unique
family camping alternative since 1971. The large, predominantly wooded
campsites are owned fee simple by the members. This means that
your lot is available 365 days a year for your recreational use. Properties
may be improved, within certain restrictions, to your personal preference.
All lots are provided with electric and water hook-ups, some are sewered.
Holiday Camplands is owned and operated by a Property Owners Association,
through an elected Council. Annual fees and policies are determined by
fellow property owners who serve as your elected representatives.
Holiday Camplands prides itself on the services
extended to all property owners and their family members. A glance at
our map will indicate the extent of our recreational facilities. Some
most noteworthy are a 26-acre stocked fishing lake, two swimming pools,
a par 3 golf course, miniature golf, bingo, tennis, adult clubhouse, youth
recreation center and a playground. Our program director organizes frequent
live entertainment, special events and competitions to insure that there
is plenty to do for the entire family. Our weekly publication, "The Smoke Signal" will
keep you informed of all upcoming activities. 27 comfort stations are
conveniently located throughout the camp. The Mercantile Center located
within Holiday Camplands, includes a grocery store, Laundromat and food
concessions. As a property owner, you are eligible to join "Camp
Coast to Coast," a nationwide reciprocal camping network.
Holiday Camplands has its own fire department
and emergency first aid team equipped and maintained by many well qualified
volunteers. During the summer months, non-denominational church services
are offered weekly. Our courteous, non-commissioned sales persons are
available year-round to give you more specific information and to help
you discover that Holiday Camplands has "A Lot For You."
Q. Who owns Holiday Camplands?
A. Holiday Camplands is solely owned and operated by the Property
Owners' Association, through an 18-member Council elected by the lot owners.
The Council appoints a Camp Manager, who, with his staff, maintains the
facility.
Q. What are the lots like?
A. Lots at Holiday Camplands are a minimum of 35' x 80'. All have
water and electricity. Some are sewered. Most of our lots are wooded and
all are within a short walk of one of our 27 Comfort Stations. Lots may
be improved as the owner wishes within certain building restrictions established
by the Association and Ashtabula County.
Q. How about lot maintenance
and improvement?
A. With the advantages of ownership also goes the responsibility
of lot maintenance. Property owners are entirely responsible for lot improvement
and maintenance. Items such as sheds, decks and awnings are permitted
within Association guidelines. A permit is required prior to all lot improvement.
Q. What fees are involved?
A. In most cases new lot owners buy directly from current owners
who put the property on the market due to life changes. Our non-commissioned
salespersons put buyers in contact with sellers, help negotiate a price,
and assist with the necessary paperwork. All lots and trailers (if any)
are sold "as-is" with no warranty extended. In addition to the
cost of the lot, a one time initiation fee is paid to the Association
at the time of purchase. An annual per-lot maintenance fee, as set by
Council, is required of all lot owners. Real Estate Taxes are paid directly
to the County Treasurer. Electrical costs are billed on a monthly basis
and paid directly to the power company.
Q. Will my property be secure?
A. We have 24-hour gate security, 365 days a year and an evening
patrol. Additionally our "Volunteer Safety Forces" provide fire
protection and First Aid. The Ashtabula County Sheriff's Department investigates
violations of state or federal law when needed.
Q. Do you allow pets?
A. Domestic household pets are permitted provided they are kept
under control and on a leash when not on your lot.

Camplands earns 2010 "Prestige
Award"
Coast to Coast
International announced recently that Holiday Camplands had earned the
2010 Prestige Award. This puts Holiday Camplands among the top 44 Coast
to Coast resorts nationwide. Woodall inspection
teams are contracted annually by Coast to Coast to visit all member facilities
nationwide and evaluate each resort on the basis of facilities and recreation
offered. Holiday Camplands earned a 4.5 on a one to five scale, which
placed it in the Coast to Coast elite 44.The facilities
rating was based on personal inspection of campsites, roadways, store,
laundry, restrooms ands community buildings.The Recreation
rating was based on the number and type of activities offered as well
as the variety and condition of amenities such as pool, tennis court,
golf course, shuffleboard, entertainment pavilion, fishing lake, etc.In its congratulatory
letter, Coast to Coast officers stated the following:
"Your investment in the physical development of your resort, personnel,
recreation programs and maintenance is clearly reflected by these ratings.
These ratings are not easy to attain - nor are they easy to keep. We truly
appreciate your continued commitment. The entire Coast to Coast management
and staff, as well as the Woodall's management, offer our congratulations
on this outstanding achievement for your resort. We know this is a result
of your continued commitment to hard work, attention to detail and the
group efforts of owners, managers and your entire staff. We here at Coast
